Private Office with more than one desk

Wondering about the best way to price a medium size office (about 70 sqft) that can have 2 desks or just 1 desk. Do you set the rate higher for 2 desks use and if someone if by themselves then they just have to pay that rate,(like a single-person upcharge on a cruise) or charge less for a single and an extra $50 for a second desk? Thinking about the extra overhead, onboarding, etc. Would they have to be with the same company or could two different businesses occupy the same office?
What are the different scenarios?

We charge a premium for private offices of about 15% over 2 single desks. Privacy is worth more. No discount if there is only going to be 1 desk.

We have a set price per private office and then each additional member is $15/month. This helps cover admin/management, extra keys etc and each member gets all the benefits of being part of our space. This is an area we can be flexible and offer discounts on though and we’ve done so in situations where it’s a husband/wife or the additional member fees is a deal breaker.
