I am in the early planning stage for a new coworking space...just purchased the building that needs a total rehab. I'm looking for ideas and comments regarding space layout etc . Open to all!
I am sure you had a inspection done. Make sure you have all code violation repaired 1st. Your town or city can help with this.
Hire a space planner for layout before doing any construction. Lay that plan out with painters tape on the floor so you can see in real life the size and spacing. Plans look very different on paper than they do on the ground. Also mark lighting on ceiling.
If you going to be supping common service items(printer, Copiers, coffee, refrigerator… make sure you have the power you need where you plan on putting the equipment.
Use high quality routers be sure you internet is reliable and fast enough.
There is tons of used furniture around. Check with resale office furniture stores, Office building owners many times have excess furniture that they will let you have is you will remove it.

Just 2 quick notes that a lot more can be done than just “space planning.”
- Elevations and sections can reveal a lot of opportunities to design your space.
- Ceilings are more than somewhere from which to hang lights.
Seriously consider hiring a designer or architect. Construction and furniture are your #1 and #2 biggest upfront costs - you owe it to yourselves to spend slightly more than 1% of those costs toward those upfront costs.
