I recently added 2 private offices to my coworking space, and this is a new model for me since I used to operate only with shared desks and flexible plans.
Now I’m trying to figure out the best way to price these private rooms.
My space is located in São Paulo, Brazil, near a subway station, and we still have a strong focus on flexible usage (hourly and packages).
For reference, this is our coworking:

So far I’ve been thinking about:
- pricing per seat vs full room
- including business address and meeting room hours
- offering discounts for longer contracts
My main question is:
How do you usually structure pricing for private offices?
Do you base it on:
- number of desks?
- market price per m²?
- or positioning compared to competitors?
Also, do you bundle services or keep everything separate?
